Additional Counties Added to Bright MLS Data Share Agreement – Wed., Aug. 24th

Mapping Update for Bright MLS Listings - Tues, May 31st
Effective Tues., May 31st, all Bright MLS listings for Charlottesville will show “Albemarle” in the County/Incorporated City field and “Charlottesville” in the City field. The new mapping will affect all new and existing listings coming from the Bright MLS data share. Questions? Contact support@caar.com.

As announced in Q4-20, CAAR signed a data share agreement and an addendum with Bright MLS. This decision provides both organizations the opportunity to work together for the greater good of the agents working across neighboring areas.

 The benefits of the new agreement and addendum include:
  • Additional data analysis to better serve clients in making the best real estate decision possible
  • Access to historical and current property information of neighboring areas 
  • Broader marketing outreach of your listings 
  • Expanded net of available inventory of homes for sale 
  • Possibility of eliminating an additional MLS subscription
The data share agreement will allow CAAR MLS subscribers access to active listings and three years of historical data from the following Bright MLS areas in the Paragon MLS system:
  • Culpeper
  • Madison 
  • Orange 
  • Page 
  • Spotsylvania 
  • Albemarle 
  • City of Charlottesville 
  • Fluvanna 
  • Greene 
  • Louisa 
  • Nelson
The launch date of the data share agreement is currently scheduled for Tues., Apr. 13th, 2021 (new implementation date).

In anticipation of the date share agreement, the CAAR Board approved the following MLS changes which took effect as of Mon., Mar. 1st, 2021:
  • More character space in agent & public remarks (1,250 characters)
  • More photos (75 pictures)
  • Lowering the off-market threshold from 90 days to 60 days before Cumulative Days on Market (CDOM)/Days on Market (DOM) is reset
In addition, the following MLS updates took effect on Mon., Mar. 22nd, 2021:
  • New subdivision lookup values; includes look-up relationships
  • New Bright Lockbox lookup value; will be hidden as an option during listing input, but will appear as the lockbox choice on a Bright listing report
  • Dock/Ramp field has been added to Standard Features
  • “Bright Supplemental Info” has been added as a Remarks field; will hold labeled and concatenated Bright Data that was determined to be critical, but did not have a current field/match in CAAR
         o CAAR is creating board-specific reports that include this supplemental information so that GAAR & HRAR will not see this section on their reports
  • Additional compensation fields to include the following list. These fields will be viewable on Bright listings but not searchable. These fields will only appear on CAAR board-specific reports. 
        o "Addl BA Comp/Remarks”; Holds Additional Buyer Agency Compensation Data & Remarks from Bright
        o “Addl SA Comp/Remarks”; Holds Additional Sub Agency Compensation Data & Remarks from Bright
        o “Addl TB Comp/Remarks”; Holds Additional Transaction Broker Compensation Data & Remarks from Bright
